July is when the Triangle stops being subtle about the heat. Systems that limped through June ran nonstop for four straight weeks, and every weak part in them (a tired capacitor, a coil with a slow leak, a drain line packed with a season's worth of gunk) picked last month to finally give up.
So instead of writing another general summer article, we pulled the actual record of what our team did in July and wrote it up. Here's the month, the jobs, and the handful of things worth checking at your own house because of what we kept finding at everyone else's.
The month by the numbers
Across July 2026, our HVAC and plumbing crews completed 703 jobs in 21 cities and towns, from Apex and Cary out to Wake Forest, Wendell, Chapel Hill, Knightdale, Fuquay-Varina, and points in between. Raleigh, Cary, and Durham accounted for the biggest share of the calls.
Broken out by what those visits actually were:
- 235 diagnostic visits, by far the largest category, which is what a heat wave month looks like
- 122 multifamily install jobs, our apartment and property management work
- 73 repairs and 72 cooling maintenance visits
- 63 plumbing inspections across members and non-members
- 38 warranty jobs, plus 25 estimates
- 10 water heater service and repair calls, on top of the water heaters we replaced outright
Behind each of those numbers is a house, a problem, and a fix. Three of July's calls are worth retelling.

A dead thermostat in Raleigh that was actually a drain problem
A homeowner woke up on a Saturday morning to a blank thermostat and no cooling. Nothing on the screen at all, which tends to read like something expensive.
Aaron found the real cause in the air handler: the drain pan was full of standing water, and the safety switch had done exactly its job and cut power to the whole system. The drain line was clogged. He cleared the pan, blew the line out with high pressure air, and had the system running again that morning. He also recommended a float switch and a pan treatment so the next clog trips a small safeguard instead of backing water up in the first place.
That pattern repeated all month. Several of our July "AC is completely dead" calls were drainage calls wearing a costume.
A burning smell in Raleigh that meant shut it off now
A different Raleigh homeowner called in with no cooling and a burning smell coming off the unit. Jeorell opened it up and found the blower motor had caught fire. The cause was a capacitor that was the wrong size for the motor, something that can run for a while before it does real damage, and then does all of it at once.
Jeorell replaced the blower motor, installed a correctly sized capacitor, and corrected a slightly overcharged refrigerant level while he was in there. The system was cooling properly before he left.
Safety first: A burning smell from your vents or your equipment is not a "call us Monday" problem. Shut the system off at the thermostat and the breaker, then call. Running it while something is scorching turns a motor replacement into a much bigger job.
Water pressure at 150 PSI in Apex
Not everything in July was cooling. An Apex homeowner mentioned that the water in the house just seemed too strong. Chris put a gauge on it and read 150 PSI, which is well above where residential plumbing is designed to live. The pressure reducing valve had failed.
Pressure that high is quietly hard on everything downstream: supply lines, fill valves, washing machine hoses, the water heater. While he was there, Chris also flagged that the 11 year old water heater was past its typical service life and walked the homeowner through options before it failed on its own schedule instead of theirs.
We ran 63 plumbing inspections in July, and this is the kind of thing they turn up: not an emergency yet, but a bill with a date on it.
What July's calls say to check at your house
These are the patterns that showed up over and over last month, so they are the ones worth twenty minutes of your time.
Your condensate drain line
This was the single most common hidden cause we found in July. Your AC pulls a surprising amount of water out of the air on a humid Carolina afternoon, and that water has to go somewhere. When the line clogs, the pan fills, the float switch trips, and the system shuts down completely.
Prevention tip: Find the drain line exit outside (it is usually a small PVC stub near the foundation) and make sure it is not buried in dirt or mulch. On one Raleigh call, the exit was an inch underground and the technician pulled three gallons of standing water out of the pan and line.
Ice anywhere on the equipment
Frozen coils were the other repeat offender. Ice looks like the system is working overtime, and it means the opposite: restricted airflow or low refrigerant, usually from a leak. Every frozen unit we saw in July needed a real repair, not a reset.
If you see ice, turn the system off and let it thaw before anyone tries to run it. Running a frozen system is how a coil problem becomes a compressor problem.
The filter, and then the outdoor unit
The most dramatic version of this in July was a Chapel Hill system where both the indoor and outdoor coils were completely clogged and the blower motor was pulling more current than its nameplate allowed, all on a 41 year old unit. Most homes are nowhere near that. But a gray, dense filter and a condenser packed with pollen and grass clippings will absolutely cost you cooling on a 100 degree day.
Your water heater's age and your water pressure
July was a heavy month for water heaters. We replaced and serviced tanks and tankless units across Raleigh, Durham, Cary, Apex, Knightdale, and Wake Forest, and a good number of those calls started the same way: someone came home to water on the floor.
Pro tip: Look at the label on your water heater and find the manufacture date. If it is past ten or eleven years, you are on borrowed time, and choosing a replacement calmly beats choosing one while you are mopping.

Why did my AC shut off completely instead of just cooling poorly?
Often because a safety switch did its job. A clogged condensate drain line fills the pan, the float switch cuts power, and everything goes dark including the thermostat. It looks like a major failure and is frequently a drain line that needs clearing.
Is it normal for my AC to run constantly in July?
Usually, yes. Residential systems are designed to hold roughly 18 to 22 degrees below the outdoor temperature, so on a 100 degree afternoon a healthy system can run almost nonstop and still only reach the upper 70s inside. Worry when the air from the vents is not cool, when you see ice, or when the house keeps getting warmer despite hours of runtime.
What does ice on my air conditioner actually mean?
It means airflow is restricted or refrigerant is low, not that the system is working too hard. Both causes need a technician. Shut the system off so it can thaw, and avoid running it until someone has looked at it.
How high should my home's water pressure be?
Most residential plumbing is built for somewhere in the 50 to 80 PSI range. We measured 150 PSI at one Apex home in July because the pressure reducing valve had failed. Pressure that far above range shortens the life of fixtures, supply lines, and your water heater.
Do you handle both HVAC and plumbing on the same visit?
We do both, and it comes up more than you would think. One July call started as water in an Apex crawl space that the homeowner assumed was the AC. Our technician confirmed the drain line was fine and coordinated a plumbing visit to track down the real source.
