Apartment AC Kept Freezing Up in Raleigh
What the customer reported
The AC system in a Raleigh apartment (27601 area) was freezing, and the unit was turned off to thaw.
What we found and did
Jeorell found the fire damper closed when he checked airflow in the apartment. He had called for cool, then went to the roof and checked pressures, which were low. He let the leasing office know his findings and attached an estimate for repairs. A labor-only estimate for a coil replacement was approved by email, and the property has the coil.

Apartment AC Keeps Needing Refrigerant in Raleigh
What the customer reported
Property staff at a Raleigh apartment community in the 27605 area reported a leak from the HVAC unit in the lobby area. Maintenance had found excessive oil around the indoor evaporator coil insulation in one unit, and another unit had required refrigerant to be added multiple times.
What we found and did
In Apartment 332, Bernard found an excessive amount of oil accumulation where the aluminum coil meets the copper tubing, which strongly indicated a refrigerant/oil leak at or near the copper-to-aluminum coil connection, possibly worsened by vibration from the suction line. At the rooftop condenser, the standing pressure was approximately 136 PSI, but after a call for cooling the system was extremely low on refrigerant, so Bernard shut it down at the outside disconnect to protect the compressor and recommended quotes for an evaporator coil replacement or a full system replacement. In Unit 327, a ceiling-mounted pancake air handler, the system was found slightly low on refrigerant, and Bernard assisted maintenance with adding refrigerant so it could keep running until the already approved system replacement. A leak search in the condenser found a hole in the cap tubes where two tubes rubbed together, and an estimate to replace the system was requested.
Result
Unit 327 was cooling and operating at departure, while the Apartment 332 system was left off, not cooling properly, pending coil or system replacement.

Oil Coming Out of the AC Pipe in a Raleigh Apartment
What the customer reported
Apartment maintenance at a Raleigh property in the 27603 area reported oil coming out of the pipe and excessive oil around the indoor evaporator coil insulation, so they temporarily shut the system off. They also noted the system had previously been found low on refrigerant and refrigerant was added.
What we found and did
Bernard found an excessive amount of oil accumulation where the aluminum coil meets the copper tubing. No audible refrigerant leak was detected, but the amount of oil strongly indicated a refrigerant/oil leak at or near the copper-to-aluminum coil connection, and vibration from the suction line may be contributing. He documented equipment information at the air handler and rooftop condenser, recorded an initial standing pressure of approximately 236 PSI on both suction and liquid sides, then had maintenance initiate a 10° call for cooling and monitored the system for approximately 20 minutes. The leasing office was advised that quotes would be provided for replacing the indoor evaporator coil and for a full system replacement, since continued refrigerant/oil loss may result in additional compressor-related issues.
Result
Operating pressures appeared normal and the system was cooling properly at the time of departure.

Freon Levels Kept Dropping on an AC in Raleigh
What the customer reported
Property maintenance for a unit in the 27609 area of Raleigh reported that the Freon levels keep on lowering and suspected a leak. Another company had told them the evaporator coil was leaking, but there was a delay with the required part, so they wanted a leak search, an estimate for coil replacement, and a quote for a new system.
What we found and did
The system was leaking refrigerant, and an electronic leak test found leaks in the evaporator coil. After checking the outside unit, Jeorell also found the wrong size tubing to the system, a line set that runs underground, and a unit installed with push fittings. He highly suggested replacing the line set along with the coil repair, which would do away with the push fittings and avoid a separate line set replacement in the near future. The coil needed to be ordered and a quote was prepared to send to the property.

Why quality evaporator coil services matters in Raleigh
Extreme Summer Heat
Raleigh's hot, humid summers with temperatures often reaching 95°F+ put tremendous stress on HVAC systems. Systems must be properly maintained and sized to handle the extended cooling season from May through September.
Diverse Buildings
The city's diverse neighborhoods from downtown high-rises to suburban homes to historic properties each have unique HVAC needs. Our technicians are experienced with all building types and their specific challenges.
Building Permits
Wake County building codes and city permits have specific requirements for HVAC installations and replacements. We handle all permitting to ensure your system meets local compliance standards.
Urban Heat Island
Urban heat island effects in downtown Raleigh can increase cooling demands by 5-10 degrees compared to surrounding areas. This requires careful system sizing and efficient equipment selection.

Evaporator Coil Services in Raleigh: questions answered
Answered by our licensed technicians serving Raleigh.
How do I know if my evaporator coil needs service?
Common signs include reduced cooling, ice forming on the indoor unit, higher energy bills, or the system short-cycling. A temperature split test (measuring air temperature at supply and return vents) can quickly confirm coil issues.
Can a dirty evaporator coil be cleaned or does it need replacing?
In most cases, professional chemical cleaning restores performance. Replacement is recommended when coils have refrigerant leaks, severe corrosion, or when cleaning costs approach replacement value on older systems.
How long does an evaporator coil replacement take?
Most residential coil replacements are completed in 2 to 4 hours, including recovery of existing refrigerant, coil swap, brazing, pressure testing, and recharging the system.
Why does my evaporator coil keep freezing?
Freezing is typically caused by low refrigerant (from a leak), restricted airflow (dirty filter or failing blower), or a malfunctioning expansion valve. We diagnose and fix the underlying cause, not just the symptom.
Does replacing the evaporator coil require replacing the whole system?
Not usually. If the coil is matched to your existing condenser and furnace, standalone replacement is fine. However, if your system uses R-22 refrigerant or is 15+ years old, a full system upgrade may be more cost-effective.
