Routine HVAC Inspection Uncovers Fume Risk in Durham

What we found and did

Dexter and Jeorell found that the pan float switch was not hooked properly on the pan, so it would not work if needed, and that the exhaust pipe was broken, leaving the potential for fumes to leak back into the home. During the system inspection at this home in the 27703 area, they checked the gas, amps, and overall functioning of the system. They also checked that the flame sensor and rollout were working properly.

Result

Apart from the float switch and exhaust pipe issues noted, the system was doing good.

What Durham customers say about our system inspections work

A most excellent scheduled winter maintenance appointment. Prior to arriving, a text was sent with an accompanying photograph of the ESG employee, which was followed by a phone call informing us of approximate arrival. Technicians arrived on time and provided a detailed, with photos, preventative maintenance inspection of a HVAC and ancillary components . Care was taken in the house as booties were worn. Five stars and an attaboy for the Element Service Group Mechanical employee Mario Gutierrez.

It is now January of 2026, Service Technician Aaron has just completed the inspection and maintenance of my HVAC system. I continue to endorse the proficiency and professionalism of this company and their technicians. My equipment continues to work beautifully. I continue to endorse all of the applicable comments below. This is a company I can recommend without reservation. ——- Element Service Group has been a very professional company to work with. Aaron arrived on time he identified himself upon arrival, was wearing a shirt with Element Service Group name and as usual was driving a well branded truck in excellent repair. Aaron performed my spring inspection and maintenance and provided a detailed assessment of suggested upgrades I could share with my son. Once all work was completed he gave me an update on my system and work performed. All conversations were articulate and polite. My receipt was emailed to me in a timely fashion. Once again I can highly recommend Element Service Group. One side note when this company first began working on my system it came with a lot of noise on start up. Due to these technicians proficiency my system now “purrs”. I am barely aware it is functioning. I am so grateful it maintains a comfortable environment in my home along with my nest thermostat that they helped me install. Once again, if you are looking for a reliable and professional company call Element Service Group. Disclaimer: I have no affiliation with the company, owners or employees. I am just a satisfied customer.

Why quality system inspections matters in Durham

Historic to Modern

Durham's diverse housing stock ranges from historic homes to modern builds, each requiring different HVAC approaches and solutions.

Bull City Summer Heat

The Bull City's hot, humid summers with temperatures often exceeding 90°F demand reliable AC systems with proper maintenance schedules.

Retrofitting Challenges

Many older Durham homes have ductwork that wasn't designed for central AC, requiring creative solutions and expert retrofitting.

Outdoor Unit Care

Durham's tree-lined neighborhoods provide shade but also shed debris that can clog outdoor AC units, requiring regular cleaning and maintenance.

FAQ

System Inspections in Durham: questions answered

Answered by our licensed technicians serving Durham.

How often should I have my HVAC system inspected?

We recommend a professional inspection at least once per year. Ideally, have your heating system checked in fall and your cooling system checked in spring, before each season of heavy use.

What is the difference between an inspection and a tune-up?

An inspection is a diagnostic evaluation that identifies problems and rates system health. A tune-up includes the inspection plus hands-on maintenance like cleaning, lubricating, and adjusting components. We offer both.

Can an inspection help me decide whether to repair or replace my system?

Yes. Our inspection report includes an efficiency rating and remaining useful life estimate, giving you the data you need to make an informed repair-vs-replace decision.

Do you inspect ductwork as part of a system inspection?

Yes. We measure static pressure, check accessible duct connections for leaks, and evaluate overall duct design. For a full duct assessment, we also offer dedicated ductwork inspections with airflow testing.

Will the inspection disrupt my home?

No. A standard HVAC inspection is non-invasive and typically completed in 60 to 90 minutes. We work cleanly and will not disassemble anything without discussing it with you first.
