Why Is My AC Not Efficient in Cool Weather in Durham?

The Problem

A homeowner in Durham noticed their AC was not cooling efficiently during cooler weather.

What We Found

Aaron found that the equipment pressures seemed low, which can be difficult to assess accurately in cooler outdoor temperatures.

The Fix

Travis performed a thorough cooling maintenance on the system. He started by cleaning debris from the condenser unit and washing the coil. He tested all electrical components, including the capacitor and contactor, and checked the amp draws on the compressor and fan. Travis also inspected the air handler, ensuring the fan was clean and operating correctly, and verified the thermostat and IFC board were functioning properly.

The Result

The AC system was confirmed to be in excellent working condition, ready for the warmer months ahead.

Pro Tip

During cooler weather, your AC might not seem as efficient due to low pressure readings. It's a good time to schedule maintenance to ensure everything is clean and ready for summer.

Why Is My AC Drain Line Leaking in Durham?

The Problem

An Durham homeowner requested a tune-up for her HVAC system, though she wasn't sure of any specific issues.

What We Found

Travis found that while the HVAC system was generally in good condition, the contactor was showing signs of failure, and the drain line was cracked and missing a fitting.

The Fix

Travis recommended replacing the failing contactor and repairing the drain line. He suggested cutting a 5-foot section of PVC to attach to the current line under the home and installing a new pipe with a 90-degree fitting to ensure proper drainage.

The Result

The homeowner's HVAC system was confirmed to be in good working order, with plans to address the contactor and drain line issues to prevent future problems.

Pro Tip

A cracked drain line can lead to water damage and mold. If you notice water pooling around your HVAC unit, inspect the drain line for cracks or missing fittings and address them promptly.

Why Is My AC Not Cooling the Main Floor in Durham?

The Problem

The homeowner noticed that the main floor was not cooling properly despite the AC running.

What We Found

Jeorell and Tay found that the main floor's system was low on R22 refrigerant and the TXV (Thermal Expansion Valve) was malfunctioning.

The Fix

The technicians performed a thorough maintenance check, including inspecting the thermostat, filters, ductwork, and refrigeration lines. They cleaned the outdoor coil and checked the compressor and fan amps. After discovering the TXV issue, they added a couple of ounces of R22 as a test, but pressures did not change, confirming the TXV needed replacement.

The Result

The system was cooling properly at the time of departure, but a TXV replacement was recommended for long-term resolution.

Pro Tip

If your AC isn't cooling a specific area, it might be a refrigerant issue or a faulty TXV. Consider having a professional inspect these components to prevent further inefficiencies.

Why Is My Ceiling Fire Stop Failing in Durham?

The Problem

A homeowner in Durham noticed the fire stopping in their ceiling had pulled away, potentially compromising safety.

What We Found

Bernard found that the old fire stopping had detached from the ceiling around the line set, requiring removal and replacement.

The Fix

Bernard inspected the area and determined that a 6ft ladder would be necessary to access and repair the fire stopping. He informed the leasing office about the need to reschedule the repair to ensure proper equipment was available.

The Result

The repair was scheduled for a future visit to ensure the fire stopping was securely reinstalled, maintaining safety standards.

Pro Tip

Fire stopping can degrade over time, especially around HVAC line sets. If you notice any gaps or detachment, schedule a repair promptly to maintain fire safety.

Chris

Today we had the pleasure of meeting Chris with Element Service. An old hand-crank pump that has been in our yard for 62 years ruptured when someone actually tried to crank the pump to see if it worked. Our backyard was flooded and we were beside ourselves when we learned our home maintenance plan wouldn't cover the repair. But then we remembered that the Element HVAC team had been out to service our unit and had told us they also had a plumbing division. We called this morning and they made a way out of no way to get someone here today. At 2:38PM we got the call from Chris and he was on the way! He was GREAT! Not only did he cap the line--having to bust through concrete to do so--he also kept us laughing! We were so upset when he got here, but were laughing and having a good ole time when he was done. He was determined not to leave until he fixed the problem and got our water back on. As the cliché goes, that was service with a smile! Thanks so much Chris, and thanks to the HVAC team for letting us know they also provided plumbing service. And I would be remiss if I did not mention the cost! We were floored as we were expecting an astronomical bill--especially having to get through concrete! Needless to say we were greatly surprised!!! Thanks again, Chris! Cameron has a good one!!!

Nick

I’d like to extend a big thank you to Nick and the new plumbing department at Element Service Group. They’ve consistently done an excellent job maintaining my HVAC system, so when I learned they had started a plumbing department, I expected the same level of professionalism—and they delivered. They provided a courtesy plumbing inspection and thoroughly checked my entire home. I’m happy to say everything received a big check mark. The only recommendations were simple maintenance items to help keep everything in great condition and give me peace of mind about my plumbing. I highly recommend their team. I’ve lived in this home for 40 years and have had many different tradesmen work here, but today I realized I’ve finally found the right company.

Mario

I contracted this repair through my home warranty company AHS. A different company they initially had sent me to was going to charge me $2000 in out of pocket costs. Mario came from Element and re-diagnosed the problem and turns out I didn't need the part the other company wanted to replace. All in all Mario ended up saving me $1500. And on top of that, he was able to add 1 year of maintenance checkup within the amount I was paying. I will be going with Element from now on.

Why Quality HVAC Maintenance Matters in Durham

Historic to Modern

Durham's diverse housing stock ranges from historic homes to modern builds, each requiring different HVAC approaches and solutions.

Bull City Summer Heat

The Bull City's hot, humid summers with temperatures often exceeding 90°F demand reliable AC systems with proper maintenance schedules.

Retrofitting Challenges

Many older Durham homes have ductwork that wasn't designed for central AC, requiring creative solutions and expert retrofitting.

Outdoor Unit Care

Durham's tree-lined neighborhoods provide shade but also shed debris that can clog outdoor AC units, requiring regular cleaning and maintenance.

Common HVAC Maintenance Issues in Durham

Humidity-Related Maintenance Needs

Durham's mixed-humid climate creates condensate drainage issues, mold growth on evaporator coils, and elevated indoor humidity that regular maintenance specifically addresses.

Gas Furnace Safety in Older Neighborhoods

Durham's pre-1990 homes with gas furnaces need annual combustion analysis and heat exchanger inspection, as aging equipment poses increasing carbon monoxide risks.

Ductwork Issues Compound Over Time

Durham's older homes have ductwork that degrades with each passing year—maintenance visits track this decline and recommend repair or replacement before energy waste becomes severe.

System Mismatch Detection

Some Durham homeowners have had partial system replacements that created indoor/outdoor unit mismatches. Maintenance evaluations identify these mismatches and their impact on efficiency and reliability.

Frequently Asked Questions About HVAC Maintenance in Durham

Answered by our licensed technicians serving Durham

What HVAC maintenance is most important for Durham's climate?

For Durham's mixed-humid climate, the most critical maintenance tasks are condensate drain cleaning (prevents water damage and mold), coil cleaning (maintains dehumidification capacity), and refrigerant level checks (ensures proper humidity removal). These three items address Durham's biggest HVAC challenge: humidity control.

Do different Durham neighborhoods need different HVAC maintenance?

Yes. We adjust our maintenance approach based on your Durham home's age and system type. Older homes in Hope Valley or Forest Hills with gas furnaces get safety-focused maintenance including combustion analysis. Newer suburban homes get efficiency-focused tune-ups with emphasis on heat pump performance.

How does Durham's pollen affect my HVAC maintenance schedule?

Durham's heavy pollen seasons (especially March-May) can clog outdoor coils and filters rapidly. We recommend scheduling spring maintenance in early April to clean pollen from coils before summer, and changing filters monthly during pollen season rather than the typical 90-day interval.

Is a Durham HVAC maintenance plan worth the investment?

For Durham homes, maintenance plans pay for themselves by preventing the humidity-related failures and breakdowns that are common in our climate. Priority scheduling is especially valuable during peak summer when standard service calls may have 2-3 day waits. Our plans also include discounts on any repairs discovered during maintenance.
