AC Shutting Off From a Full Drain Pan in Apex

What the customer reported

An Apex homeowner reported that the drain pan was filling up and shutting off the HVAC unit. They had emptied the pan three times with towels, and it refilled within an hour.

Whole Home Not Draining Properly in Apex

What the customer reported

The tenant of an Apex home reported that the whole home was not draining properly.

What we found and did

Nick found standing water at the clean out outside the foundation and at the drop service nearest the street, and after temporarily unclogging the drain he got a visual of a heavy root intrusion on the drop service, approximately 4 feet deep. On the return visit, Nick and Travis dug down 4 feet and replaced the drop service with a sanitary tee and a new standpipe with a clean out cap to prevent future root intrusion. Nick also recommended taking down the tree across the driveway, which potentially initiated the issues.

Result

After the work was completed, the team confirmed everything was flowing properly and root free, and the work is guaranteed for five years.

Local conditions

Why quality drain cleaning matters in Apex

Summer Heat Stress

Apex's hot, humid summers with temperatures regularly exceeding 90°F put extra strain on AC systems, requiring more frequent maintenance to handle constant use and moisture.

Seasonal Demands

The Triangle's seasonal temperature swings mean HVAC systems must efficiently handle both heating in winter and cooling in summer, with proper tune-ups before each season.

Humidity Management

High humidity levels in Apex cause condensation issues and can lead to mold growth in ductwork if systems aren't properly maintained and sized.

Local Compliance

Local building codes and HOA requirements in Apex neighborhoods require specific permits for HVAC installations and replacements to ensure compliance.

FAQ

Drain Cleaning in Apex: questions answered

Answered by our licensed technicians serving Apex.

How much does professional drain cleaning cost?

Simple drain cleaning in Apex typically runs $125-$300 per drain. Main sewer line cleaning starts at $150-$500. For more serious issues like root intrusion or collapsed lines that require excavation, costs can range from $2,000-$5,000+ depending on depth, access, and the extent of the repair. We always provide upfront pricing after diagnosing the issue. No surprises.

What causes clogged drains?

Kitchen drains clog from grease, food particles, and soap buildup. Bathroom drains collect hair, soap scum, and toothpaste. Main lines can be blocked by tree roots, flushed items that shouldn't be flushed, or pipe deterioration. Slow drains often indicate buildup that will eventually cause a complete blockage. Addressing it early is easier and cheaper.

How can I prevent holiday drain clogs?

During the holidays, avoid putting turkey grease, potato peels, or fibrous foods down the garbage disposal. Run cold water for 30 seconds after using the disposal. In bathrooms with extra guests, use drain covers to catch hair. Never flush anything but toilet paper, not even 'flushable' wipes. Consider scheduling a preventive drain cleaning before hosting large gatherings.
