Fall Heating Tune-Up Found a Refrigerant Leak in Durham

What we found and did

Mario and Dexter found an active leak on the first-floor liquid line for the evaporator coil unit, which requires a refrigerant repair. They also noted signs of a restriction for the outdoor piston on the second-floor attic unit, which needs a refrigerant repair too. During the three-system heating maintenance, the crew cleaned the flame sensor and spark igniter on the first-floor crawlspace furnace, adjusted gas pressures to manufacturer specifications, and checked voltage, blower amps, and inducer amps. They also inspected the second-floor attic air handler, cleaned the basement mini-split filters and checked refrigerant pressures, and checked compressor and fan amps, capacitors, operating pressures, and defrost operations on the outdoor units. Excess humidity was noted at the attic, so they recommended an attic dehumidifier and a surge protector for the basement mini-split, with estimates included.

Second Floor Heating Up to 98° in Durham

What the customer reported

A Durham homeowner booked an annual check for the HVAC system and reported a heating problem on the second floor. It was not manageable in auto-mode and heated to very high temperatures (98 was the last time), and the Ecobee thermostats had been installed in May.

What we found and did

Dexter found a large amount of growth in the unit. He rewired the thermostat to make the system work proper, checked all components, and tested system operation. He also suggested installing a UV element and a surge protector to combat the growth.

Result

After the rewiring and system test, the unit was working proper.

Why quality fall heating tune-up matters in Durham

Historic to Modern

Durham's diverse housing stock ranges from historic homes to modern builds, each requiring different HVAC approaches and solutions.

Bull City Summer Heat

The Bull City's hot, humid summers with temperatures often exceeding 90°F demand reliable AC systems with proper maintenance schedules.

Retrofitting Challenges

Many older Durham homes have ductwork that wasn't designed for central AC, requiring creative solutions and expert retrofitting.

Outdoor Unit Care

Durham's tree-lined neighborhoods provide shade but also shed debris that can clog outdoor AC units, requiring regular cleaning and maintenance.

FAQ

Fall Heating Tune-up in Durham: questions answered

Answered by our licensed technicians serving Durham.

When should I schedule my fall heating tune-up?

The best time is September or early October, before the first cold snap. This ensures any issues are caught and repaired before you need your heat, and scheduling is easier before the busy season.

How often does my heating system need a tune-up?

Annual tune-ups are recommended for all furnaces and heat pumps. Regular maintenance extends equipment life, maintains warranty coverage, and keeps energy bills in check.

What is included in a heating tune-up?

Our 20-point inspection covers burner operation, heat exchanger integrity, safety controls, thermostat calibration, blower motor service, filter replacement, combustion analysis, and carbon monoxide testing.

Can a tune-up really save me money on energy bills?

Yes. A well-maintained furnace runs 10 to 15 percent more efficiently than a neglected one. The tune-up typically pays for itself in energy savings within the first few months of winter.

Will you let me know if my furnace needs to be replaced?

Absolutely. If we find issues that make repair impractical, like a cracked heat exchanger or a system nearing end-of-life, we will give you an honest assessment with replacement options and pricing.
