A Raleigh property in the 27615 area reported that its elevator HVAC units were not functioning.
The system at the first building was basically empty, and the second building's mini split had only 4psi. At the first building, Jeorell found the mini split head running while the outdoor unit was not, then hooked up gauges to check the system. He then went to a second building with the same issue and found the mini split at 4psi. The maintenance supervisor asked for a quote to replace both units.

Jeorell found insulation inside almost all of the registers he opened, and one register had mice droppings and insulation built up almost like a nest in the ductwork. He then checked all of the ductwork in the crawl space, documenting it with videos and pictures, and found it old, with most of it ripped or in bad condition. At the homeowners' request, he began preparing a quote to replace all the 6" runs and a separate estimate to replace the DB boxes, while the boots were left in place at their choice.

Mario found that the mini-split head was leaking due to a clogged drain. He cleared the drain and tested system operations. He also noted that the system remains in rough condition requiring major cleanings, dates back to the early 2010s, and has incorrectly installed refrigerant lines that have created oil traps, so a full system replacement option was included as the most proactive, long-term solution.
After the drain was cleared and the system tested, the unit was draining properly.

Mario found refrigerant leaks at the flare fittings on the rooftop outdoor unit, plus additional leaks at both the flare fittings and the indoor coil of the cassette-style mini-split inside the apartment. He checked system pressures on the roof and added R-410A provided by the apartment complex to bring pressures up to a proper working range. He then tightened the outdoor flare fittings, which corrected those leaks, and tightened the indoor flare fittings as best as possible given the extremely tight working space. Due to the system's age and the multiple leak points, Mario recommended complete system replacement, which the property manager has now formally requested.
