A property manager reported cooling issues with the Daikin mini-split serving the elevator room. The unit had been deactivated late last summer due to drainage issues, and the system was down.
The unit was low on R-410A, and a leak was found at the evaporator coil. Mario cleared the drain and tested the voltage, then, with approval, performed a leak search that located the leak, which the property manager confirmed using the leak detector. Because of the low pressure, operation could not be fully verified, and further mechanical issues were likely once the refrigerant level is corrected. Given the age of the unit and the extensive labor required for the repair, Mario recommended a full replacement and a formal estimate is to be sent.
