Several apartments at a Greensboro complex had cooling problems, including one unit with a total lack of cooling: 79°F indoors against a 62°F setpoint.
Bernard and Manny found a miswired dual-run capacitor and low refrigerant in one unit, a seized blower motor in a second, a blower fan running slowly due to heavy dust and debris on the wheel and worn motor bearings in a third, and a low 4°F temperature split with signs of undercharge in a fourth. In the first unit they corrected the capacitor wiring and added 8 ounces of R-22, but the narrow pressure differential and high suction pressure pointed toward potential internal compressor bypassing (worn valves), so they recommended system replacement. In the fourth unit they added 1 pound and 8 ounces of R-22 and introduced leak sealant, and they recommended blower motor replacement and blower wheel cleaning for the two units with blower problems.
The recharged unit's temperature split improved from 4°F to 16°F, and a fifth unit was confirmed operating normally with a 19°F split.

On the first unit, the team found the thermostat Y circuit and condenser wiring were not connected to the control board, the indoor blower motor capacitor was out of manufacturer specifications, and the evaporator coil was labeled for R-22 while the condenser was labeled for R-410A. They corrected the wiring and verified a 24-volt call for cooling, replaced the capacitor, remounted the control board that was hanging inside the cabinet, replaced the deteriorated high-voltage whip, and swapped the 30-amp fuses for the manufacturer-required 15 amps. On a second unit with an R-410A evaporator coil and an R-22 condenser, they replaced the damaged pull-out disconnect, installed 15-amp fuses, and added 2 lbs. of R-22 for diagnostic purposes after finding the system significantly low on refrigerant. The indoor metering device was either incorrect for the application or restricted, so the condenser was left off to avoid compressor damage and replacement of the metering device was recommended.
The first unit finished with an 18°F temperature split and was cooling normally at departure, while the second unit was left not cooling with the condenser off until a repair quote is sent.

The home in the 27405 area was 77°F inside and the outdoor unit was inoperative.
Bernard and Manny found a weak indoor blower capacitor (8.2 µF), a failed 24V contactor, and damaged outdoor control wire on a 26-year-old R-22 system. They replaced the capacitor with a new 12.5 µF run capacitor, replaced the contactor and outdoor control wire, fixed the thermostat connection at the indoor board terminal, and replaced the 4-wire cable with new 8-conductor thermostat wire. They also added 1 lb of R-22, which brought superheat down to 22°F, installed a new high-voltage electrical whip to eliminate exposed outdoor wiring, and swapped oversized 30A disconnect fuses for the correct 15A fuses. Separately, the furnace was in really bad shape, with extremely rusted gas piping, burners with extreme buildup, a flame sensor in bad condition, and concerns for proper ventilation of carbon monoxide, so the team recommended a full heat diagnostic before turning it on for heat.
The outdoor unit was running and actively cooling, with a 15 degree temperature split when the charge was added.
