Why Does an Apartment Thermostat Need New Wiring in Raleigh?
What we found and did
The existing thermostat in a Raleigh apartment in the 27613 area was not getting the required 240volts, and about 25 ft of thermostat wire needed to be run to correct it. Mario and Jeorell spoke with management and the tenant and determined that the thermostat wire replacement was more complex than initially expected, so the repair could not be completed that day. They provided an estimate for the wire replacement, to be scheduled for a later day the following week.

Cooling Quit Completely in a Raleigh Apartment
What the customer reported
Property management for a Raleigh apartment in the 27609 area reported a cooling issue with the AC not working, and suspected a wire might be busted off in the wall.
What we found and did
Mario confirmed a call for cool at the thermostat and verified voltage at the air handler, then found that the outdoor unit was not passing voltage due to incorrect wiring. With approval, he corrected the wiring and confirmed the unit was now passing power. He then found it still was not sending power to the contactor because the low-pressure switch was open, and determined the switch was open because the system was completely empty of refrigerant. The service manager chose to have their team perform the leak search, so Mario put everything back together as requested.

The wiring now passes power, but the unit remains non-operational because it is out of refrigerant, pending a leak search.

First-Floor AC Occasionally Fails to Start in Raleigh
What the customer reported
A Raleigh homeowner in the 27605 area reported a recurring cooling issue for the first floor. The thermostat was calling for cooling, but the unit occasionally failed to start.
What we found and did
Mario removed the cover on the outdoor unit and confirmed that the contactor had again been infested by ants, even though the homeowner had continued to put ant killer around the unit. He brushed the ants out from the contactor and tested the operation of the system. Before buttoning up the cabinet, he applied a little more ant killer inside it.
Result
After the ants were cleared, the system was cooling properly without any further issues.

How Did a Thermostat Start Smoking in Raleigh?
What we found and did
The indoor blower motor had failed, so Bernard and Jeorell used a scissor lift to reach the unit, removed the failed motor, and installed a second new OEM blower motor. The system came right on at the unit, but when they rewired the low voltage, the low voltage fuse popped, and after replacing the fuse, a new call at the thermostat made it glow orange and give off smoke, as if it had caught on fire. They replaced the thermostat with the provided thermostat and traced the low voltage wiring to verify there were no shorts before restoring power.
Result
The system came on after a 5 minute delay, began cooling properly, and ran 20-30 minutes to satisfy a 4 degree call.
