Why Is My AC Not Cooling in Chapel Hill?

The Problem

The homeowner noticed that their air conditioning system was not effectively cooling the home.

What We Found

Mario found that the air handler and outdoor unit needed maintenance, including cleaning and checking electrical components.

The Fix

Mario performed a comprehensive system maintenance. He started by inspecting the thermostats and filters inside the home. He then moved to the crawlspace to check the air handler, ductwork, and electrical connections. After cleaning the indoor coil and adding cleaning tablets, he proceeded outside to inspect the outdoor unit. Mario checked the compressor, fan amps, capacitor, and pressures, and cleaned the coil.

The Result

The system was cooling effectively after the maintenance.

Pro Tip

A dirty indoor coil can reduce your AC's efficiency. If you notice your system struggling to cool, it might be time for a professional cleaning to prevent higher energy bills and potential breakdowns.

Cooling Systems Needed Maintenance in Chapel Hill

What We Found

Mario found that the systems required routine maintenance checks, including inspections of ductwork, refrigeration lines, and electrical connections.

The Fix

Mario performed maintenance on two cooling systems. He started by checking thermostat operations and filter conditions inside the home. He inspected the second-floor furnace in the attic, checking ductwork, refrigeration lines, and blower wheel cleanliness, and cleaned the indoor coil. Outside, he inspected the outdoor units, checked compressor and fan amps, and cleaned the coils. He sealed all ductwork and cleaned the blower wheel for the second floor.

The Result

Both cooling systems were operating properly after the maintenance.

Pro Tip

Preventive maintenance catches small issues before they become expensive emergencies. Our Comfort Club membership includes two precision tune-ups per year, priority scheduling, and no diagnostic fees — paying for itself with the first avoided breakdown.

Heating System Not Providing Adequate Warmth in Chapel Hill

The Problem

A Chapel Hill homeowner was experiencing issues with their heating system not providing adequate warmth.

What We Found

Jeorell found that the system was extremely low on refrigerant, reading only 5 psi, and there was a restriction in the system.

The Fix

Jeorell added about 4 pounds of 410a refrigerant to the system to conduct a leak search. However, the pressures continued to drop, indicating a restriction. It was determined that the piston and filter drier needed replacement, and an estimate for repair was requested.

The Result

The homeowner was provided with an estimate for the necessary repairs to restore the heating system to full functionality.

Pro Tip

If your heating system is barely warm, check the refrigerant levels immediately. Low pressure can indicate a restriction—address it quickly to avoid more expensive repairs later.

Today we had the pleasure of meeting Chris with Element Service. An old hand-crank pump that has been in our yard for 62 years ruptured when someone actually tried to crank the pump to see if it worked. Our backyard was flooded and we were beside ourselves when we learned our home maintenance plan wouldn't cover the repair. But then we remembered that the Element HVAC team had been out to service our unit and had told us they also had a plumbing division. We called this morning and they made a way out of no way to get someone here today. At 2:38PM we got the call from Chris and he was on the way! He was GREAT! Not only did he cap the line--having to bust through concrete to do so--he also kept us laughing! We were so upset when he got here, but were laughing and having a good ole time when he was done. He was determined not to leave until he fixed the problem and got our water back on. As the cliché goes, that was service with a smile! Thanks so much Chris, and thanks to the HVAC team for letting us know they also provided plumbing service. And I would be remiss if I did not mention the cost! We were floored as we were expecting an astronomical bill--especially having to get through concrete! Needless to say we were greatly surprised!!! Thanks again, Chris! Cameron has a good one!!!

I’d like to extend a big thank you to Nick and the new plumbing department at Element Service Group. They’ve consistently done an excellent job maintaining my HVAC system, so when I learned they had started a plumbing department, I expected the same level of professionalism—and they delivered. They provided a courtesy plumbing inspection and thoroughly checked my entire home. I’m happy to say everything received a big check mark. The only recommendations were simple maintenance items to help keep everything in great condition and give me peace of mind about my plumbing. I highly recommend their team. I’ve lived in this home for 40 years and have had many different tradesmen work here, but today I realized I’ve finally found the right company.

Why Quality HVAC Maintenance Matters in Chapel Hill

Diverse Housing Stock

Chapel Hill's mix of historic homes and modern construction requires flexible HVAC solutions, from updating old systems to maintaining high-efficiency new installations.

Microclimates

The town's elevation changes and wooded areas create microclimates that affect home cooling needs differently across neighborhoods.

Indoor Air Quality

High humidity levels during summer months require proper dehumidification and regular maintenance to prevent mold and maintain indoor air quality.

Energy Efficiency Focus

Chapel Hill's focus on sustainability makes energy-efficient HVAC upgrades and smart thermostats especially valuable for homeowners.

Common HVAC Maintenance Issues in Chapel Hill

Safety Concerns with Aging Gas Furnaces

Chapel Hill homes with gas furnaces 20+ years old require annual heat exchanger inspections and combustion testing to ensure safe operation and prevent carbon monoxide exposure.

Condensate Drain Issues in Humid Summers

Chapel Hill's humidity causes rapid biofilm growth in condensate drains, leading to overflow that can damage ceilings, walls, and floors if drains aren't cleaned regularly.

Ductwork Degradation Causing Energy Waste

Original 1980s-1990s ductwork in Chapel Hill homes has often deteriorated significantly, with maintenance visits revealing loose connections and torn sections that waste heated and cooled air.

Outdoor Unit Obstruction from Vegetation

Chapel Hill's lush landscaping frequently encroaches on outdoor HVAC units, restricting airflow and reducing efficiency—a problem easily addressed during routine maintenance.

Frequently Asked Questions About HVAC Maintenance in Chapel Hill

Answered by our licensed technicians serving Chapel Hill

Is HVAC maintenance different for older Chapel Hill homes?

Yes. Older Chapel Hill homes require more comprehensive maintenance that includes gas furnace safety testing, ductwork inspection, and evaluation of aging electrical components. We adjust our maintenance protocol based on your system's age and type—a 30-year-old gas furnace needs different attention than a 10-year-old heat pump.

How important is carbon monoxide testing during Chapel Hill HVAC maintenance?

Critical. For Chapel Hill homes with gas furnaces, we perform combustion analysis and heat exchanger inspection at every fall maintenance visit. Cracked heat exchangers are a leading cause of residential CO exposure, and the risk increases with furnace age. We'll never skip this step.

Can maintenance extend the life of my older Chapel Hill HVAC system?

Regular maintenance typically extends HVAC system life by 3-5 years. For Chapel Hill homeowners planning a replacement in the next few years, maintenance keeps the current system running reliably while you budget for an upgrade. For newer systems, it prevents the premature failures we see in unmaintained equipment.

What should Chapel Hill rental property owners know about HVAC maintenance?

With Chapel Hill's 55% home ownership rate, many HVAC systems serve rental properties. Regular maintenance protects your investment, prevents emergency calls from tenants, and maintains the system's efficiency. We offer property management plans designed for Chapel Hill landlords with multiple units.
