During a recurring cooling maintenance visit for two systems at a Chapel Hill home in the 27516 area, Manny, Jeorell, and Dexter found bad R/C conductors cutting power to the 1st floor Nest thermostat, along with a system running low on charge and a weak outdoor capacitor. On the 1st floor system they re-wired the bad R/C conductors to restore Nest power, washed the outdoor coil, flushed the drain line and added pan tablets, and bypassed the return outdoor sensor. On the 2nd floor system they washed the outdoor coil, checked electrical components and refrigerant charge, and verified the drain pan and line. They recommended adding R-410A refrigerant to both systems, replacing the weak outdoor dual run capacitor (35+5 µF), a blower wheel pull and clean for heavy dirt matting restricting airflow, and inspecting and re-wiring the outdoor sensor module on the return box during fall maintenance.
Both systems were left operational and cooling, with a Delta T of 18 on the 1st floor (72 return, 54 supply) and 20.3 on the 2nd floor (76 return, 55.7 supply).

Travis found that the drain lines have eroded the dirt behind the first floor and second floor unit, causing them to tilt down. Travis and Mario completed preventive maintenance on one air conditioning system, including inspection, cleaning, filter check, electrical connections, refrigerant level check, and operational testing. Travis put an estimate under condensate drain repair and plumbing project to level off the units and redo the drain line to run down the hill so it does not erode the dirt behind the unit.
The system was operating normally after the maintenance.

Mario found the 2002 cooling system at this Chapel Hill home in poor condition: the secondary drain line lacks a safety switch, the drain pan switch is non-operational, debris buildup has already begun to affect the blower motor bearings, the 7.5 microfarad capacitor is out of specification, the contactor is worn, and the 30/5 microfarad capacitor is out of specification. During the maintenance visit, he inspected the ductwork, refrigerant lines, drain lines, and wiring in the attic, measured voltage, blower amperage, and capacitor performance, cleaned the indoor coil, and installed cleaning tablets. At the outdoor unit, he checked compressor and fan amperage, tested the capacitor and operating pressures, and cleaned the condenser coil. He documented the findings with photos and videos and, given the age of the unit and the extent of the issues, recommended a system replacement.

The service manager for a Chapel Hill apartment believed the unit had a leak and was out of refrigerant.
Jeorell found a restriction in the system, and the piston and filter drier need to be replaced. After a call for heat at the thermostat, he checked the rooftop condenser and found the system extremely low, reading 5 psi. He added about 4 lbs of 410a to do a leak search, but the pressures would drop and the system would go out on low pressure. He also found a piston on the ground by the condenser, as if it had been replaced in the past, and the property requested an estimate for the repair.
