Why Is My Washer Box Leaking in Willow Spring?

The Problem

A homeowner in Willow Spring noticed water leaking around the toilet area.

What We Found

Chris found that the leak was not from the toilet but from the washer box valves inside the wall, which had residue indicating active leakage.

The Fix

Chris advised the homeowner about the leaking washer box valves and recommended replacing them. Additionally, he inspected the water heater, which was improperly installed and had never been flushed, suggesting a full replacement due to its age and condition. Estimates were also provided for installing a kitchen faucet, garbage disposal, and dishwasher.

The Result

The homeowner decided to schedule the additional installations for the following month, opting to pay in cash.

Pro Tip

Leaking washer box valves can cause hidden water damage. If you notice any water stains or dampness near your laundry area, investigate promptly to prevent costly repairs.

Why Is There a Ceiling Stain in My Willow Spring Bathroom?

The Problem

A Willow Spring homeowner noticed a water stain on the ceiling of their downstairs bathroom, despite no plumbing being directly above.

What We Found

Chris discovered that the stain was not due to plumbing or AC drain line issues, but rather a problem with the roof flashing.

The Fix

Chris advised the homeowner that the issue was related to the roof flashing, which was allowing water to seep in and cause the stain. He recommended contacting a roofing specialist to address the flashing problem.

The Result

The homeowner was informed of the roof flashing issue and given guidance on the next steps to resolve it.

Pro Tip

If you see a water stain on your ceiling with no plumbing above, check your roof flashing. Damaged flashing can let water in, causing stains and potential mold growth.

What Willow Spring customers say about our plumbing work

Working with the Element Service team, in particular the Plumbing department, has been an absolute pleasure this last month. Starting with an inspection of my plumbing, where Chris came out did a very thorough inspection of all the plumbing and was very knowledgeable talking through everything he was looking at and why then giving good quality details on things that didn’t look great made me feel comfortable in decisions going forward on any work that I wanted to get done. Estimates were also very fairly priced and easy to work through getting the work scheduled. I decided on doing a new water heater installation, whole house water line re-pipe, and a shower replacement. Chris, Nick, and Manny were timely with their arrival to the project, walked me through what the plan was for the day and proceeded to complete the re-pipe and water heater installation on day 1. Chris and Nick came back on day 2 and worked through the shower replacement. The shower materials were of excellent quality and all turned out fantastic in the end! Through the whole process Chris made sure to keep me in the loop on how the work was progressing, if he was having issues, and on anything else I may need to know. These guys at Element Service group pride themselves on the work they do and ensure their customers are happy in the end! I really appreciate Chris and the team for the work on this large project and will definitely be using them for future projects and referring them to friends around the area.

Element was called after getting estimates from Comfort First, the plumbing company referred by American Home Shield for our broken water heater. The plumber from that AHS partner company was dishonest, trying to make it seem like modifications (which are not covered by the warranty) were all required when they were not. He also told me that if I chose the lowest-cost option, it could take three weeks for AHS to supply the new water heater. "Modifications" is the keyword for $$$ when dealing with home warranties. Element was able to get to my home within a day and installed the water heater the next morning. Chris was down-to-earth and completely honest about which code updates I actually must complete and why they were required. He also provided a quote for going tankless, but after a week of cold showers, I just wanted a quick replacement similar to the unit that had lasted us 14 years. The ultimate confirmation that Element was the right choice came when AHS called me directly and let me know the previous company lied—it only takes 3–5 days to ship a new water heater, not three weeks. I gladly took the AHS cash-in-lieu of repair option and put that money toward the Element bill. The new unit is a great step up—they replaced my old State Select with a State ProLine. The installation was highly professional, and it works great. Hopefully, I can get 14 years out of this one, too!

Chris was amazing! From the estimate to the completion of the install of a new water heater he never missed a step. He was clear and professional in his communication, detailed in his work, and left the site better than he found it. His whole crew, including Tay (and I forgot to ask the other gentleman's name) were also all great!

Common plumbing issues in Willow Spring

Water Heater Undersizing in Larger Homes

Many Willow Spring homes have standard 50-gallon water heaters that struggle to supply hot water to 3-4 bathrooms, soaking tubs, and large kitchen sinks simultaneously, resulting in frustrating temperature drops.

Well Water Systems on Rural Properties

Some properties on the outskirts of Willow Spring rely on well water, which can have elevated iron and mineral content that stains fixtures, clogs water heaters, and accelerates pipe deterioration.

Aging Water Heaters in Sunset Lake Homes

Sunset Lake homes built between 2005-2012 have original tank water heaters now 12-19 years old, past their expected lifespan and at increasing risk of failure and water damage.

Septic System Interactions

Some Willow Spring properties on septic systems need to be mindful of water usage and the types of drain cleaners and chemicals that enter the plumbing system to avoid damaging the septic tank.

FAQ

Plumbing in Willow Spring: questions answered

Answered by our licensed technicians serving Willow Spring.

What plumbing issues are common in Willow Spring homes?

The most common issues are water heater failures and undersizing in larger homes, builder-grade fixture failures in homes over 10 years old, and well water mineral buildup on rural properties. We also see outdoor spigot and irrigation line issues related to the area larger lot sizes.

Should I get a tankless water heater in Willow Spring?

Tankless water heaters are ideal for Willow Spring larger homes, providing unlimited hot water for multiple bathrooms without worrying about tank capacity. They last 20+ years and are available in both gas and electric models to match your Willow Spring home setup.

How much does a water heater replacement cost in Willow Spring?

A standard 50-gallon tank replacement costs $1,200-$2,000. Many Willow Spring homeowners choose to upgrade to a larger 75-gallon tank ($1,800-$2,800) or tankless unit ($2,500-$4,500) to better serve their larger homes. We provide upfront pricing before any work begins.

Does Willow Spring have water quality concerns?

Municipal water in Willow Spring has moderate mineral content, and rural properties on wells may have elevated iron and minerals. Water softeners and whole-house filtration systems protect plumbing, extend water heater life, and improve water quality for both situations.
