Apartment AC Units Failing Before Move-In Day in Durham

What the customer reported

A property manager at a Durham apartment community in the 27707 area reported several units that were not cooling properly, including one that was cooling but had high levels of humidity, and requested same-day emergency service because residents were moving in.

What we found and did

Over six visits, the team diagnosed several separate problems. Mario found one compressor failed/burned out and drawing zero amperage while the capacitor and contactor tested within acceptable parameters, and because that system was over 15 years old and used R-22 refrigerant, he strongly recommended complete system replacement over a compressor repair. Travis found that a system installed in 2024 had a return plenum that was not properly sealed and noted the outdoor unit was listed as 2T with a 1.5T indoor unit, so a quote was prepared to evaluate and reseal the return and supply plenums. The team also found one unit completely out of Freon with a compressor that had taken a toll from running without it, and another unit with somewhat abnormal refrigerant pressures and two filter-driers installed back-to-back in the suction line.

Result

On the unit that was up and running, the space temperature pulled down approximately 2 degrees after the thermostat was turned on, confirming it was providing cooling.

Rooftop AC Not Cooling an Apartment in Durham

What the customer reported

A Durham apartment resident reported that the air conditioning was not cooling. The thermostat was set to 71 but the apartment was reading 79.

What we found and did

Jeorell found that the metering device was acting up and that there was growth in the air handler and blower. He confirmed the system was calling for cool, then headed to the roof and checked pressures: the low side read 194 and the high side read 311 with a 67 vapor saturation. He recovered about 2 1/2 pounds of 410 and watched the pressures change, but after recovery the system was still not operating properly. Back in the apartment, his inspection of the air handler and blower turned up the growth in the unit.

Result

Because of the growth in the system, Jeorell highly recommended replacement over repair and provided estimates for both options.

Why quality ac replacement matters in Durham

Historic to Modern

Durham's diverse housing stock ranges from historic homes to modern builds, each requiring different HVAC approaches and solutions.

Bull City Summer Heat

The Bull City's hot, humid summers with temperatures often exceeding 90°F demand reliable AC systems with proper maintenance schedules.

Retrofitting Challenges

Many older Durham homes have ductwork that wasn't designed for central AC, requiring creative solutions and expert retrofitting.

Outdoor Unit Care

Durham's tree-lined neighborhoods provide shade but also shed debris that can clog outdoor AC units, requiring regular cleaning and maintenance.

FAQ

AC Replacement in Durham: questions answered

Answered by our licensed technicians serving Durham.

How do I know when it's time to replace my AC instead of repairing it?

Key replacement indicators include: your system is 12+ years old and needs a major repair (compressor, coil, or refrigerant leak), it uses R-22 refrigerant, repair costs exceed 50% of a new system's price, or your energy bills have been climbing steadily. We provide a transparent cost comparison to help you decide.

How much does a new AC system cost?

In the Triangle area, a complete AC replacement typically ranges from $4,500-$12,000+ depending on system size, efficiency rating, brand, and any ductwork modifications needed. We offer multiple options at different price points and provide financing to make high-efficiency systems accessible regardless of budget.

Will a new AC system lower my electric bills?

Almost certainly, yes. If your current system is 10+ years old, a modern high-efficiency unit can reduce cooling costs by 30-50%. For example, upgrading from an old 10 SEER unit to a new 18 SEER2 system nearly doubles your cooling efficiency. We'll estimate your projected savings based on your actual usage.

Can I just replace the outdoor unit and keep my indoor coil?

While technically possible in some cases, we generally don't recommend it. Mismatched components reduce efficiency, can void manufacturer warranties, and often lead to premature failures. A matched system ensures optimal performance, full warranty coverage, and the best return on your investment.
