What Causes Error Code 11 on Water Heaters in Holly Springs?

The Problem

The homeowner experienced recurring error code 11 on their tankless water heater, leading to inconsistent hot water supply.

What We Found

Nick found irregular burn marks at the exhaust chamber, suggesting a possible failure of the manifold or heat exchanger, or issues with the flame rods and igniter.

The Fix

Nick discussed the options with the homeowner, recommending a replacement of the unit to ensure a lasting solution. He emailed estimates for both repair and replacement, advising that replacing the unit would prevent further issues and be more cost-effective in the long run.

The Result

The homeowner was informed of their options and planned to decide on the best course of action by the end of the week.

Pro Tip

If your tankless water heater displays error code 11, it might be due to ignition or combustion issues. Consider a replacement if the unit is older, as repairs may only provide a temporary fix.

The Problem

An Holly Springs homeowner noticed their tankless water heater was displaying an error code 11, leading to interruptions in hot water availability.

What We Found

Nick found that the error code 11 indicated a potential issue with the fuel supply or ignition, possibly due to accumulated minerals or debris in the system.

After flushing, he confirmed that the hot water supply was restored to the home and the system was functioning properly.

Why Is My Water Meter Running with No Visible Leak in Holly Springs?

The Problem

A Holly Springs homeowner noticed their water meter was registering usage even though there were no visible signs of a leak in the yard.

What We Found

Nick determined that the main waterline had a leak, as evidenced by the water meter registering .01 gallons consistently, despite isolating the home.

The Fix

Since there were no visible spots indicating the leak's location, the homeowner was advised to contact leak locators to pinpoint the source in the front yard. Once identified, excavation and repair could be performed.

The Result

The homeowner was able to take the next steps to locate the leak efficiently.

Pro Tip

If your water meter runs without visible leaks, it could indicate an underground issue. Consider contacting a professional to locate the leak before it worsens and leads to higher water bills.

What Holly Springs customers say about our plumbing work

Working with the Element Service team, in particular the Plumbing department, has been an absolute pleasure this last month. Starting with an inspection of my plumbing, where Chris came out did a very thorough inspection of all the plumbing and was very knowledgeable talking through everything he was looking at and why then giving good quality details on things that didn’t look great made me feel comfortable in decisions going forward on any work that I wanted to get done. Estimates were also very fairly priced and easy to work through getting the work scheduled. I decided on doing a new water heater installation, whole house water line re-pipe, and a shower replacement. Chris, Nick, and Manny were timely with their arrival to the project, walked me through what the plan was for the day and proceeded to complete the re-pipe and water heater installation on day 1. Chris and Nick came back on day 2 and worked through the shower replacement. The shower materials were of excellent quality and all turned out fantastic in the end! Through the whole process Chris made sure to keep me in the loop on how the work was progressing, if he was having issues, and on anything else I may need to know. These guys at Element Service group pride themselves on the work they do and ensure their customers are happy in the end! I really appreciate Chris and the team for the work on this large project and will definitely be using them for future projects and referring them to friends around the area.

Element was called after getting estimates from Comfort First, the plumbing company referred by American Home Shield for our broken water heater. The plumber from that AHS partner company was dishonest, trying to make it seem like modifications (which are not covered by the warranty) were all required when they were not. He also told me that if I chose the lowest-cost option, it could take three weeks for AHS to supply the new water heater. "Modifications" is the keyword for $$$ when dealing with home warranties. Element was able to get to my home within a day and installed the water heater the next morning. Chris was down-to-earth and completely honest about which code updates I actually must complete and why they were required. He also provided a quote for going tankless, but after a week of cold showers, I just wanted a quick replacement similar to the unit that had lasted us 14 years. The ultimate confirmation that Element was the right choice came when AHS called me directly and let me know the previous company lied—it only takes 3–5 days to ship a new water heater, not three weeks. I gladly took the AHS cash-in-lieu of repair option and put that money toward the Element bill. The new unit is a great step up—they replaced my old State Select with a State ProLine. The installation was highly professional, and it works great. Hopefully, I can get 14 years out of this one, too!

Chris was amazing! From the estimate to the completion of the install of a new water heater he never missed a step. He was clear and professional in his communication, detailed in his work, and left the site better than he found it. His whole crew, including Tay (and I forgot to ask the other gentleman's name) were also all great!

Local conditions

Why quality plumbing matters in Holly Springs

Builder-Grade System Strain

Holly Springs is one of NC's fastest-growing towns, and many homes still run the original builder-installed HVAC equipment. These systems are often minimally sized to pass code, not to handle 95°F afternoons with 80% humidity — leading to premature wear and comfort complaints within 5-7 years.

Open-Terrain Sun Exposure

Unlike tree-canopied towns like Cary or Chapel Hill, much of Holly Springs was developed on open farmland. Homes with west and south-facing exposure absorb significantly more solar heat, pushing cooling loads 15-20% higher than shaded properties.

Bass Lake & Wooded Allergen Load

Holly Springs' proximity to Bass Lake and surrounding pine forests produces heavy pollen seasons and elevated outdoor humidity. Without proper filtration and dehumidification, these conditions lead to poor indoor air quality and mold growth in ductwork.

Clay Soil Foundation Shift

Southern Wake County's heavy clay soil expands and contracts with moisture changes, which can shift outdoor condenser unit pads over time. Unlevel units strain compressors and reduce efficiency — an issue unique to this part of the Triangle.

Diagnostics

Common plumbing issues in Holly Springs

Polybutylene Pipe Concerns in Early 2000s Homes

Some of Holly Springs' earliest boom-era homes built between 2000-2005 may still have polybutylene or early PEX connections that are prone to failure at fittings, leading to leaks behind walls and under slabs.

Water Heater Failures in Builder-Grade Installations

Standard 40-50 gallon tank water heaters installed by builders in Twelve Oaks, Holly Glen, and Sunset Ridge are reaching the 10-12 year replacement point. Sediment buildup from Wake County's moderately hard water accelerates tank deterioration.

Slab Leak Risk on Shifting Clay Soil

Holly Springs' expansive clay soil contracts and swells with seasonal moisture changes, putting stress on under-slab plumbing lines. Communities built on graded farmland are particularly susceptible to gradual pipe movement and eventual leaks.

Outdoor Hose Bib Freeze Damage

Holly Springs' more exposed, open terrain brings sharper temperature drops during winter cold snaps than sheltered Raleigh neighborhoods. Unprotected outdoor hose bibs and poorly insulated garage pipes are common sources of freeze damage.

FAQ

Plumbing in Holly Springs: questions answered

Answered by our licensed technicians serving Holly Springs.

Is Holly Springs water hard?

Wake County water in Holly Springs has moderate hardness (around 3-5 grains per gallon from the Harnett County water system). While not extremely hard, it does cause gradual mineral buildup in water heaters, dishwashers, and faucet aerators. A water softener or whole-home filtration system can extend appliance life and improve water quality.

When should I replace my water heater in Holly Springs?

Tank water heaters in Holly Springs typically last 10-12 years. If your home was built between 2005-2015, your original water heater is approaching or past that window. Signs of failure include rusty water, rumbling noises from sediment, and inconsistent hot water. Tankless water heaters are an increasingly popular upgrade in Holly Springs homes.

Do Holly Springs homes have plumbing issues from clay soil?

Yes. Holly Springs' red clay soil expands when wet and contracts when dry, which gradually shifts underground pipes and slab plumbing. We see more slab leak calls from Holly Springs than from towns built on sandier soil. Annual plumbing inspections can catch early signs before a small shift becomes a major leak.

What plumbing emergencies are most common in Holly Springs?

Burst hose bibs during winter cold snaps, water heater failures in homes over 10 years old, and toilet supply line ruptures from builder-grade plastic valves. We provide 24/7 emergency plumbing service throughout Holly Springs with typical response times under an hour.
