Why Is My Water Heater Failing in Sanford?

The Problem

A homeowner in Sanford needed to replace a 25-year-old electric water heater that had never been flushed.

What We Found

Chris found that the existing water heater was outdated and lacked proper maintenance, leading to inefficiency.

The Fix

Chris installed a new 50-gallon electric slim water heater in the same closet location. He upgraded the heating elements to 3500 watts and ensured everything was functioning properly. He also discussed the option of adding a drain pan alarm for future leak detection.

The Result

The new water heater was installed successfully, providing efficient hot water supply to the home.

Pro Tip

A water heater that hasn't been flushed in years can lead to sediment build-up, reducing efficiency. Flushing your water heater annually can extend its lifespan and improve performance.

Leaking Water Heater and Faucet Issues in Sanford

The Problem

A homeowner in Sanford was experiencing multiple plumbing issues, including a kitchen sink faucet that wouldn't produce water, a constantly running toilet, and a leaking water heater.

What We Found

Nick found that the kitchen faucet was not functioning due to an internal blockage, the toilet's age was causing it to run continuously, and the water heater had a leak that needed attention. Additionally, the three-handle tub and shower valve was not operating properly.

The Fix

Nick provided the homeowner with several estimates to address these issues. Although they attempted to proceed with financing through Synchrony Bank, they were unable to move forward at that time. The homeowner plans to explore other financing options and will contact the company to schedule the necessary repairs.

The Result

The homeowner was informed of the issues and given options for repair, with plans to follow up once financing is arranged.

Pro Tip

Watch for damp spots around your water heater; it usually signals a leak. If you spot any, turn off the heater and call for repairs immediately to prevent further water damage and costly repairs.

What Sanford customers say about our plumbing work

Working with the Element Service team, in particular the Plumbing department, has been an absolute pleasure this last month. Starting with an inspection of my plumbing, where Chris came out did a very thorough inspection of all the plumbing and was very knowledgeable talking through everything he was looking at and why then giving good quality details on things that didn’t look great made me feel comfortable in decisions going forward on any work that I wanted to get done. Estimates were also very fairly priced and easy to work through getting the work scheduled. I decided on doing a new water heater installation, whole house water line re-pipe, and a shower replacement. Chris, Nick, and Manny were timely with their arrival to the project, walked me through what the plan was for the day and proceeded to complete the re-pipe and water heater installation on day 1. Chris and Nick came back on day 2 and worked through the shower replacement. The shower materials were of excellent quality and all turned out fantastic in the end! Through the whole process Chris made sure to keep me in the loop on how the work was progressing, if he was having issues, and on anything else I may need to know. These guys at Element Service group pride themselves on the work they do and ensure their customers are happy in the end! I really appreciate Chris and the team for the work on this large project and will definitely be using them for future projects and referring them to friends around the area.

Element was called after getting estimates from Comfort First, the plumbing company referred by American Home Shield for our broken water heater. The plumber from that AHS partner company was dishonest, trying to make it seem like modifications (which are not covered by the warranty) were all required when they were not. He also told me that if I chose the lowest-cost option, it could take three weeks for AHS to supply the new water heater. "Modifications" is the keyword for $$$ when dealing with home warranties. Element was able to get to my home within a day and installed the water heater the next morning. Chris was down-to-earth and completely honest about which code updates I actually must complete and why they were required. He also provided a quote for going tankless, but after a week of cold showers, I just wanted a quick replacement similar to the unit that had lasted us 14 years. The ultimate confirmation that Element was the right choice came when AHS called me directly and let me know the previous company lied—it only takes 3–5 days to ship a new water heater, not three weeks. I gladly took the AHS cash-in-lieu of repair option and put that money toward the Element bill. The new unit is a great step up—they replaced my old State Select with a State ProLine. The installation was highly professional, and it works great. Hopefully, I can get 14 years out of this one, too!

Chris was amazing! From the estimate to the completion of the install of a new water heater he never missed a step. He was clear and professional in his communication, detailed in his work, and left the site better than he found it. His whole crew, including Tay (and I forgot to ask the other gentleman's name) were also all great!

Common plumbing issues in Sanford

Aging Pipes in Mid-Century Homes

Sanford's 1950s-1970s brick homes often have original galvanized steel or cast iron pipes that corrode over time, leading to reduced water pressure, rusty water, and eventual pipe failures hidden behind walls and under slabs.

Well Water System Issues

Many rural Lee County properties around Broadway and Cumnock rely on private wells, which can develop pump failures, pressure tank issues, and mineral buildup that affects plumbing fixtures and water heaters.

Water Heater Failures in Older Homes

Water heaters in Sanford's older housing stock are frequently past their expected lifespan, wasting energy and at risk of catastrophic failure that can cause significant water damage to the home.

FAQ

Plumbing in Sanford: questions answered

Answered by our licensed technicians serving Sanford.

Does Sanford have hard water that affects plumbing?

Lee County water can have moderate mineral content, especially from private wells. This leads to scale buildup in water heaters, mineral deposits on fixtures, and accelerated wear on plumbing components. A water softener or whole-house filtration can help protect your plumbing investment.

When should I consider repiping my older Sanford home?

If your Sanford home was built before 1975 and you notice low water pressure, discolored water, or frequent pinhole leaks, it may be time to consider repiping. Galvanized steel pipes typically last 40-50 years, and many Sanford homes are reaching or past that point.

Should I upgrade to a tankless water heater in Sanford?

Tankless water heaters can be an excellent upgrade for Sanford homes, providing endless hot water and reducing energy waste from standby heat loss. They work well with both city water and well water systems, though homes with very hard well water may benefit from a water softener to protect the unit.
