Why Is My Old AC Struggling in Chapel Hill?
The Problem
The tenant reported that the air conditioning system was not performing efficiently, and they were unsure if it had been replaced since its installation in 1984.
What We Found
Mario found that the system was in poor condition due to its age, with critical issues such as a non-operational drain pan switch, a worn contactor, and capacitors out of specification.
The Fix
Mario conducted a thorough maintenance check, cleaning the indoor and outdoor coils, inspecting ductwork, refrigerant lines, and electrical connections. He identified significant problems and recommended a system replacement due to the unit's age and inefficiencies.
The Result
The tenant was informed of the system's condition and advised to consider a replacement for better efficiency and reliability.
Pro Tip
If your AC unit is over 20 years old, start planning for a replacement. Older systems often have outdated components that can lead to frequent breakdowns and higher energy bills.

Equipment Maintenance Prevents Cooling Issues in Chapel Hill
The Problem
The homeowner wanted routine maintenance performed to ensure their cooling systems were operating efficiently.
What We Found
Mario found that both HVAC systems required cleaning and inspection to maintain optimal performance.
The Fix
Mario started in the attic, inspecting the furnace and assessing various components such as ductwork, refrigerant lines, and the blower wheel. He measured voltage and blower amperage, cleaned the indoor coil, and added cleaning tablets. He then moved to the outdoor unit and first-floor gas pack, performing inspections, checking compressor and fan amperage, testing capacitors and system pressures, and cleaning the coils.
The Result
Both systems were confirmed to be cooling properly after the maintenance.
Pro Tip
Cleaning your indoor coil annually can significantly improve your system's efficiency. It prevents dust buildup, which can restrict airflow and reduce cooling performance.

What Caused My AC to Struggle in Chapel Hill?
The Problem
The homeowner noticed that their cooling system was not effectively maintaining the desired indoor temperature.
What We Found
Aaron found that the refrigerant pressures were slightly off and the electrical components needed attention.
The Fix
Aaron, Travis, and Dexter performed a comprehensive cooling maintenance check. They verified the thermostat operation, checked the temperature split for cooling performance, and inspected refrigerant pressures. Electrical components, including capacitors and contactors, were examined, and the blower operation and condenser condition were assessed. They also cleared the drain line, replaced the filter, and ensured all safety controls were functioning.
The Result
The cooling system was restored to optimal performance, providing consistent and effective cooling throughout the home.
Pro Tip
If your AC struggles to maintain the set temperature, it might be due to refrigerant issues or clogged filters. Addressing these early can prevent more costly repairs down the line.

What We Found

The Fix
Dexter performed maintenance on two AC systems, which included washing the coils and checking the capacitors and amps. He confirmed that both systems were operating properly after the maintenance.
The Result
The AC systems were restored to efficient operation, providing better cooling for the homeowner.

“Today we had the pleasure of meeting Chris with Element Service. An old hand-crank pump that has been in our yard for 62 years ruptured when someone actually tried to crank the pump to see if it worked. Our backyard was flooded and we were beside ourselves when we learned our home maintenance plan wouldn't cover the repair. But then we remembered that the Element HVAC team had been out to service our unit and had told us they also had a plumbing division. We called this morning and they made a way out of no way to get someone here today. At 2:38PM we got the call from Chris and he was on the way! He was GREAT! Not only did he cap the line--having to bust through concrete to do so--he also kept us laughing! We were so upset when he got here, but were laughing and having a good ole time when he was done. He was determined not to leave until he fixed the problem and got our water back on. As the cliché goes, that was service with a smile! Thanks so much Chris, and thanks to the HVAC team for letting us know they also provided plumbing service. And I would be remiss if I did not mention the cost! We were floored as we were expecting an astronomical bill--especially having to get through concrete! Needless to say we were greatly surprised!!! Thanks again, Chris! Cameron has a good one!!!”

Microclimates
The town's elevation changes and wooded areas create microclimates that affect home cooling needs differently across neighborhoods.

Safety Concerns with Aging Gas Furnaces
Chapel Hill homes with gas furnaces 20+ years old require annual heat exchanger inspections and combustion testing to ensure safe operation and prevent carbon monoxide exposure.
Condensate Drain Issues in Humid Summers
Chapel Hill's humidity causes rapid biofilm growth in condensate drains, leading to overflow that can damage ceilings, walls, and floors if drains aren't cleaned regularly.
Ductwork Degradation Causing Energy Waste
Original 1980s-1990s ductwork in Chapel Hill homes has often deteriorated significantly, with maintenance visits revealing loose connections and torn sections that waste heated and cooled air.

Frequently Asked Questions About HVAC Maintenance in Chapel Hill
Answered by our licensed technicians serving Chapel Hill
Is HVAC maintenance different for older Chapel Hill homes?
Yes. Older Chapel Hill homes require more comprehensive maintenance that includes gas furnace safety testing, ductwork inspection, and evaluation of aging electrical components. We adjust our maintenance protocol based on your system's age and type—a 30-year-old gas furnace needs different attention than a 10-year-old heat pump.
How important is carbon monoxide testing during Chapel Hill HVAC maintenance?
Critical. For Chapel Hill homes with gas furnaces, we perform combustion analysis and heat exchanger inspection at every fall maintenance visit. Cracked heat exchangers are a leading cause of residential CO exposure, and the risk increases with furnace age. We'll never skip this step.
Can maintenance extend the life of my older Chapel Hill HVAC system?
Regular maintenance typically extends HVAC system life by 3-5 years. For Chapel Hill homeowners planning a replacement in the next few years, maintenance keeps the current system running reliably while you budget for an upgrade. For newer systems, it prevents the premature failures we see in unmaintained equipment.
What should Chapel Hill rental property owners know about HVAC maintenance?
With Chapel Hill's 55% home ownership rate, many HVAC systems serve rental properties. Regular maintenance protects your investment, prevents emergency calls from tenants, and maintains the system's efficiency. We offer property management plans designed for Chapel Hill landlords with multiple units.
